Delivering a new coastal community in Mangawhai

Mangawhai Central is a development that has been reinvigorated by our Real Estate Team and a number of Alvarium clients.  The 116ha greenfield site, located between Mangawhai and Mangawhai Heads in the Kaipara District will see the creation of approximately 770 new homes, built in a desirable area centred between some of New Zealand’s finest beaches, top golf courses and local amenity.

The master planned community is targeted at young families, retirees and second home buyers who want to embrace all Mangawhai has to offer and still live within proximity to Auckland thanks to the new motorway and potential further improvements to this 'road of national significance'. The development will help with an undersupply of housing in the area.

Sections are currently being sold to some of New Zealand’s largest home-building companies and the residential market. Mangawhai Central will embrace strong design guidelines ensuring that the homes will be built to a high standard and complimentary to the surrounding environment.

  • Delivering a diverse range of homes within a carefully considered masterplan.
  • A network of green space and amenities including being a walking and bike friendly community.
  • Enhancement of the natural environment, through connectivity to the estuary and the restoration of the Gum Diggers walking track. The trail currently runs from north of Langs Beach to Molesworth Drive just north of the site. This extension will allow residents of Mangawhai to enjoy the trail that runs along beaches, through bush areas and now the Gum Diggers that form part of the Mangawhai Central development area.
  • Planting thousands of trees which will include amenity planting, restorative native planting, and streetscape.
  • Providing infrastructure security for lot owners, this includes certainty of wastewater connections, stormwater connections, power supply and a requirement of 2x 25,000L tanks per lot for potable water/fire water.
“When we presented the design of the project in front of people the feedback was overwhelmingly positive” says Shane. “This is thanks to our experience dealing with home builders and communities to understand them, which has been reflected in our masterplan. We can say with confidence that we are delivering a quality project, that is sympathetic to the natural environment. It will be nice to see the masterplan implemented, with the residential and commercial areas functioning as they were intended during the initial consenting phase in 2021”
